Massams Lane is a prestigious road in the village of Formby, just north of Liverpool. Formby is considered one of the gems of the North West of England.
Our clients owned a large Victorian villa with extensive grounds. They asked us to design a new house to be built on part of the grounds, adjacent to the original house.
We designed a contemporary, three-storey house in a relatively narrow but deep plan to maximise use of the available space. This configuration means Massam has extensive living spaces and four ensuite large bedrooms.
Planning approval for the new house was gained in 2022 and construction of was complete early 2026.
The site is located off Massam’s Lane in Formby, Sefton. It is long and narrow, with gardens to the front and rear of the proposed dwellinghouse – the footprint is shown on the location plan to the right.
The site of this updated application, 45a Massam’s Lane, was formerly under the ownership of 45 Massam’s Lane. Both the application site (shown outlined in red) and 45 Massam’s Lane are now under new separate ownership.
Along Massam’s Lane there are numerous residential properties of differing masses, interface distances, and architectural styles. The dwellings are generally set back from the tree-lined street.
